RECOMMENDATION OF APPROVAL OF A CERTIFIED SURVEY MAP FOR
A TWO (2) LOT LAND DIVISION FOR THE MINELLI PROPERTY LOCATED IN THE
NW 1/4 OF SECTION 12
(TAX KEY NO. 2206.998.014)
WHEREAS, A certified survey map for a two (2) lot land division was submitted on
September 2 1, 1998 by James R. Minelli, for the Minelli property located in the NW 1/4 of Section
12, and
WHEREAS, Said Certified Survey Map substantially conforms to that of the Plan
Commission’s previously approved sketch, under Resolution #P.C. 156-96, on August 6, 1996,
and
WHEREAS, Said property is zoned L, Lowland District and a condition of approval of
Resolution #P.C. 156-96 required that the property be rezoned to RS-2, Suburban Residence
District, which requires a minimum lot size of 20,000 square feet and an average minimum width
of 1 IO feet, and said lots would meet said RS-2 minimum zoning requirements, and
WHEREAS, The Land Use 2005 Plan depicts this area for medium density development,
and
water, and
WHEREAS, Said parcels are within the City’s sewer service area and will not access city
THEREFORE BE IT RESOLVED, That the Plan Commission recommends approval to
the Common Council of a Certified Survey Map for a two (2) lot land division in the NW Yi of
Section 12 of the Minelli property subject to resolution of technical discrepancies as identified by
the City Planning Department and City Engineers, and payment of all applicable fees in Section
18.14(3) of the Land Division Ordinance and outstanding assessments if applicable.
BE IT FURTHER RESOLVED, That a DXF or COG0 file of this CSM be submitted to
the City prior to City signatures being placed upon the CSM (3-112” diskette).
