PCR1998166AMENDED RESOLUTION #P.C. 166-98 0 RECOMMENDATION OF APPROVAL OF A PRELIMINARY PLAT FOR THE NORTH CAPE FARMS SUBDIVISION BY METROPOLITAN ENGINEERS, INC., LOCATED IN THE SE 114 OF SECTION 13 WHEREAS, A preliminary plat for the North Cape Farms Subdivision was submitted on August 27, 1998 by Metropolitan Engineers, Inc., for North Cape Farms, Inc. at the property located in the SE 114 of Section 13, on North Cape Drive, and WHEREAS, Said plat consist of 23.6 acres, and proposes 24 lots, ranging from 20,112 to 42,137 square feet in size and one outlot, and WHEREAS, Said property is zoned R-3 , Country Home District, but is proposed to be rezoned RSE, Suburban Residence requiring a minimum lot size of 40,000 square feet and an average minimum width of 150 feet, and a majority of said lots do not appear to meet the minimum requirements but would under RSWOPD, Suburban Estate District with a Planned Development Overlay, allowing for a reduced minimum lot size and average minimum width, but maintaining the same overall density, and WHEREAS, Said Preliminaly Plat substantially conforms to that of the Plan Commission’s previously approved sketch, under Resolution #P.C. 127-98, on July 21, 1998, and WHEREAS, The Land Use 2005 Plan depicts this area for low density development and e said proposal conforms to the density requirements, and WHEREAS, Said parcels will be serviced by City sewer and may access water through community well system, and WHEREAS, Said proposal also shows a 10 acre remnant parcel with excess outbuildings. THEREFORE BE IT RESOLVED, That the Plan Commission recommends approval to the Common Council conditioned upon rezoning request for RSE/OPD being approved of a 23.6 acre, 24 lots, one outlot and a 10 acre remnant parcel, preliminary plat for the North Cape Farms Subdivision by Metropolitan Engineering, Inc., located in the North Cape Farms, Inc., property in the SEI14 of Section 13 and will be receptive to the submittal of a final plat, subject to resolution of technical discrepancies as identified by the City Planning Department and City Engineers, and payment of all applicable fees in Section 18.14 of the Land Division Ordinance and outstanding assessments if applicable.
