PCR1998157CORRECTED RESOLUTION #P.C. 157-98 RECOMMENDATION OF APPROVAL OF A CERTIFIED SURVEY MAP FOR A TWO (2) LOT LAND DIVISION FOR THE KNUDSEN PROPERTY LOCATED IN THE NW % OF SECTION 8 (TAX KEY NO. 2190.994.007) WHEREAS, A certified survey map for a two (2) lot land division was submitted by Richard Knusdsen, for the Knudsen property located in the NW % of Section 8 on August 21, 1998, and said Certified Survey Map substantially conforms to that of the Plan Commission's previously approved sketch, under Resolution #P.C. 162-97, of August 4, 1998, and WHEREAS, Said property is zoned R-l/RS-2/L, Country Home District, Suburban an average minimum width of 110 feet in the RS-2 zoning district and a minimurn lot size of 120,000 square feet and an average minimum width of 300 feet in the Lowland zoning district, and I Residential District and Lowland District, requiring a minimum lot size of 20,000 square feet and WHERAS, The new parcel created would be in the RS-2 zoning district and conforms to the RS-2 zoning district regulations and the remnant parcel would be primarily zoned Lowland and would meet and said lots appear to meet said minimum zoning requirements, and WHERFiAS, The Land Use 2005 Plan depicts this area for suburban and medium density @ residential development, and WHEREAS, Said parcels will have to access city sewer service and will not access city water THEREFORE BE IT RESOLVED, That the Plan Commission recommends approval to the Common Council of a Certified Survey Map for a two (2) lot land division in the NW '/4 of Section 8 of the Knudsen property subject to resolution of technical discrepancies as identified by the City Planning Department and City Engineer in that a 30' wide drainage easement on north lot line of Parcel 2, addition of a drainage easement on west lot line having an appropriate width, a note shall be added to the CSM stating the existing shed and barn are legal nonconforming, the shed shall be removed prior to issuance of permits for Parcels #1 or #2 and Public Utilites approval is required of sewer service to proposed lots, and payment of all applicable fees in Section 18.14(3) of the Land Division Ordinance and outstanding assessments if applicable. BE IT FURTHER RESOLVED, That a DXF or COG0 file of this CSM be submitted to the City prior to City signatures being placed upon the CSM (3-1/2" diskette).
