PCR1998148RESOLUTION #P.C. 148-98 4 APPROVAL OF A TWO (2) LOT SKETCH LAND DIVISION FOR THE KOSKI PROPERTY LOCATED IN THE SW Vi OF SECTION 12 (TAX KEY NO. 2207.032) WHEREAS, A sketch was submitted on August 7, 1998, for a two (2) lot land division in the SW '/d of Section 12, of the Koski property, addressed as S76 W13468 Fairfield Court, and WHERAS, Said property is legally recorded as Lot 32 of the Lake Lore Subdivision, being a Redivision of Lots 1,2, 3, 20, 21.22 and 23 of the Lake Lore Estates Subdivision, and WHEREAS, The proposed land division would create two (2) lots, with each a minimum of 10,000 square feet and a minimum 90 foot average width, and WHEREAS, Said property is zoned RSNOPD, Attached Single Family Residence District with a Planned Development Overlay, requiring a minimum density of 10,000 square feet per dwelling unit and an average minimum width maintained by the overall Planned Development, and the proposed lot does not meet the established minimum width and area requirements of the OPD, and WHEREAS, This proposal is considered a substantial change to OPD of Lake Lore Subdivision, and e WHEREAS, The Land Use 2005 Plan depicts this area for medium density residential development, and WHEREAS, Said parcels are within the City's sewer service area and will access a community water well service, and THEREFORE BE IT RESOLVED, That the Plan Commission approves of the sketch land division creating a two (2) lot land division in the SW Vi of Section 12 of the Koski property subject to the delineation of any wetland and flood plain areas by petitioner, and recommends to the Common Council that a public hearing be held for a substantial change to the OPD of Lake Lore Subdivision.
