APPROVAL OF A SKETCH PRELIMINARY PLAT FOR THE NORTH CAPE FARMS, INC.,
PROPERTY LOCATED IN THE SE 1/4 OF SECTION 13
RESOLUTION #P.C. 127-98
WHEREAS, A sketch for a preliminary plat for a 23 acre, 24 lot subdivision with two (2)
additional outlots and an additional 9 acre remnant piece was submitted by Metropolitan
Engineering, Inc., for the North Cape Farms, Inc., property located along North Cape Road in the
SE 114 of Section 13, on July 10. 1998, and
WHEREAS, Said property is zoned R-3, Country Home, but is proposed to be rezoned to
RSE, Suburban Estate, requiring a minimum lot size of 40,000 square feet and an average
minimum width of 1 SO feet, and said lots do not meet the minimum zoning requirements, and
WHEREAS, It is proposed to develop the subdivision as a Planned Unit Development
which would permit smaller lot sizes as long as overall density for the project remains at RSE
standards.
WHEREAS, The Land Use 2005 Plan depicts this area for low density development and
the proposed lot density conforms to the Land Use Plan in that under RSE zoning, 25 lots are
possible, under RSE/OPD Overlay Planned Development zoning, 25 lots are possible, and
WHEREAS, there are 24 lots proposed for this development.
WHEREAS, Said parcels will be within the City’s sewer service area and will not have
access to City water, and
WHEREAS, Access to the subdivision is through a T-shaped street servicing 22 lots
internally, with two (2) lots gaining direct access off of North Cape Road, north of the
subdivision.
THEREFORE BE IT RESOLVED, That the Plan Commission approves of a sketch for a
preliminary plat for a 23 acre, 24 lot subdivision with two (2) additional outlots and an additional
9 acre remnant piece by Metropolitan Engineering, Inc., located on the North Cape Farms, Inc.,
property in the SE 114 of Section 13 and will be receptive to the submittal of a preliminary plat.
THEREFORE BE IT FURTHER RESOLVED, That the issues outlined in the Planner’s
Supplement must be addressed prior to submittal of preliminary plat (dated and submitted July 21,
1998 at Plan Commission Meeting) approval.
