PCR1998097I AMENDED RESOLUTION #P.C. 97-98 RECOMMENDATION OF APPROVAL OF A CERTIFIED SURVEY MAP FOR ~THENW%OFTHENE%ANDTHENE%OFTHENW~ OFSECTION16 (TAXKEY NOS. 2221.992 / 2221.993.002 / 2222.998) WHEREAS, A sketch three lot land division was approved by the Plan Commission A THREE (3) LOT LAND DIVISION FOR THE DELBERT HOLTZ PROPERTY LOCATED through Resolution #P.C. 142-96 for the Delbert Holz property, and WHEREAS, A Certified Survey Map for a three (3) lot land division was submitted for the Delbert Holz property by Lana Arrowood in the NW % of the NE % and the NE % of the NW '/i of Section 16 on May 22, 1998 and said certified survey map appears to conform to the approved sketch, and ~ WHEREAS, Said property is zoned L Lowland, requiring a minimum lot size of 60,000 square feet and an average minimum width of 150 feet, and said lots do not appear to meet said minimum zoning requirements, and WHEREAS, Connected to the implementation of this Certified Survey Map, a 60 foot road dedication is being vacated, and replaced with a 30 foot private drive and sewer easement which will provide road as sanitary sewer access to Pioneer Drive for Parcels 2 & 3. THEREFORE BE IT RESOLVED, That the Plan Commission recommends approval to the Common Council of a Certified Survey Map for a three (3) lot land division for the Delbert Holz property by Lana Arrowood in the NW 5 of the NE % and the NE '/4 of the NW % of Section 16 on May 22, 1998 subject to resolution of technical discrepancies as identified by the City Planning Department and City Engineers, and payment of all applicable fees in Section 18.14(3) of the Land Division Ordinance. ~ BE IT FURTHER RESOLVED, That a DXF or COG0 file of this CSM be submitted to ~ the City prior to City signatures being placed upon the CSM (3-1/2" diskette). I BE IT FURTHER RESOLVED, That this recommended approval is also contingent I upon successlid completion of the vacation proceedings for the 60 foot right-of-way. BE IT FURTHER RESOLVED, That the following points be placed on the face of the Certified Survey Map: drainage easement needs to be illustrated across parcels 2 and 3 in a south easterly direction; reservation easement placed along the creek; grading and drainage plan note prior to construction; illustrate the finalized floodplain and two foot above floodplain boundaries along creek.
