PCR1998079Ah4ENDED RESOLUTION #P.C. 079-98 RECOMMENDATION OF APPROVAL OF A CERTIFIED SURVEY MAP FOR A TWO (2) LOT LAND DIVISION FOR THE SERFORT PROPERTY LOCATED IN THE NE !4 OF SECTION 13 (TAX KEY NO. 2209.934.002) WHEREAS, A certified survey map for a two (2) lot land division was submitted by Metropolitan Engineering, Inc., for the Serfort property located in the NE % of Section 13 on April 24, 1998, and WHEREAS, Said property is currently zoned as a non-sewered R-2, Country Home District, but will be rezoned to RSE, Suburban Estate, requiring a minimum lot area of 40,000 square feet and an average minimum width of 150 feet, and one lot does not appear to meet said minimum width requirement, but both exceed the minimum lot area requirement, and WHEREAS, Said CSM substantially conforms to that which in concept was approved by Resolution P.C. 103-97 for a sketch certified survey map, and WHEREAS, The Land Use 2005 Plan depicts this area for low density residential development, and WHEREAS, Said parcels are to be within the City's sewer service area and will not access city water, THEREFORE BE IT RESOLVED, That the Plan Commission recommends approval to the Common Council of a Certified Survey Map for a two (2) lot land division in the NE % of Section 13 of the Serfort property subject to resolution of technical discrepancies as identified by the City Planning Department and City Engineers, and payment of all applicable fees in Section 18.14(3) of the Land Division Ordinance and outstanding assessments if relevant. BE IT FURTHER RESOLVED, That a DXF or COG0 file of this CSM be submitted to the City prior to City signatures being placed upon the CSM (3-1/2" diskette).
