PCR1998074AMENDED RESOLUTION #P.C. 074-98 RECOMMENDATION OF APPROVAL OF A PRELIMINARY PLAT FOR THE WOODGATE ESTATES SUBDIVISION BY GLEN MILLER, LOCATED IN THE NE AND NW %’S OF SECTION 11 (TAX KEY NO. 2202.994) WHEREAS, A preliminary plat for the Woodgate Estates Subdivision, a 20 acre, 15 lot and 3 outlot subdivision, was submitted by Glen Miller for the Miller property located south of Westcot Drive on Durham Drive in the NE and NW ‘A’s of Section 11, on April 13, 1998, and WHEREAS, Said Preliminary Plat substantially conforms to that of the Plan Commission’s previously approved sketch, under Resolution #P.C. 16-98, on March 30, 1998, and I WHEREAS, Said property is zoned RS-2, Suburban Residence, requiring a minimum lot size of 20,000 square feet and an average minimum width of I10 feet, and said lots appear to I meet said minimum zoning requirements, and WHEREAS, The Land Use 2005 Plan depicts this area medium density residential development and is in conformance, and . .. . WHEREAS, Said parcels are within the City’s sewer service area and will access water via lndlvldual prwate wells. THEREFORE BE IT RESOLVED, That the Plan Commission recommends approval to the Common Council of a 20 acre, 15 lot and 3 outlot, preliminary plat for the Woodgate Estates Subdivision by Glen Miller, located in the NE and NW X’s of Section 1 1 and will be receptive to the submittal of a final plat, subject to resolution of technical discrepancies as identified by the City Planning Department and City Engineers, and payment of all applicable fees in Section 18.14 of the Land Division Ordinance and outstanding assessments if relevant. BE IT FURTHER RESOLVED, That the alternatives to the Moorland Road extension must be placed on the final plat. Soil borings test must be completed prior to final plat. A twenty (20) foot pedestrian path placed between lots 3 and 4. Intersection of Glen Oaks and Durham marked as temporary. Redelineation of back parcels subject to wetland field delineation.
