PCR1998053AMENDED APPROVAL TO AMEND THE 2005 COMPREHENSIVE LAND USE PLAN FOR THE CITY OF MUSKEG0 FOR THE EXPANSION OF A COMMERCIAL DISTRICT AND THE INCREASE IN RESIDENTIAL DENSITY OF LANDS FOUND IN THE SOUTHWEST ‘h OF SECTION 2 AND THE SOUTHEAST ‘/4 OF SECTION 3 (NORTHEAST CORNER OF RESOLUTION #P.C. 053-98 JANESVlLLE ROAD - CTH “L” AND MOORLAND ROAD - CTH “0) WHEREAS, The 2005 Comprehensive Land Use Plan for the City of Muskego has designated the lands at the northeast comer of Janesville Road and Moorland Road as a B-3 General Business District being approximately 4.6 acres in size, and RSE Suburban Estates and RS-1 Suburban Residence Districts area approximately 44.4 acres in size yielding approximately 3 1 residences, and WHEREAS, By virtue of the strategic importance and economic potential these lands represent in light of the completion of Moorland Road, more economically intense use of these lands appears to be a logical evolution of the 2005 Comprehensive Land Use Plan, and WHEREAS, The 2005 Comprehensive Land Use Plan for the City of Muskego identifies as goals the continued development of the commercial base, and the development of a life cycle community, and WHEREAS, Concept Plans have been submitted which illustrate a planned unit 0 development on the subject lands consisting of approximately 19 acres of retail and office development, approximately 16 acres in size supporting 150 units of elderly housing, preservation of wooded areas, and landscape buffers, and WHEREAS, Said concept plan appears to meet the intended goals of the 2005 Comprehensive Land Use Plan in that it provides for an expanded commercial base and contributes to the goal of creating a life cycle community through the provision of elderly housing. THEREFORE BE IT RESOLVED, That the Plan Commission of the City of Muskego does hereby approve of an amendment to the 2005 Comprehensive Land Use Plan of the City of Muskego affecting lands found in the SW % of Section 2 and the SE ‘h of Section 3 (northeast corner of Janesville Road - CTH “L” and Moorland Road - CTH “0). BE IT FURTHER RESOLVED, That said amendment allows for the expansion of the B-3 zoning district from approximately 4.6 acres to approximately 19 acres, and the increase in housing density for approximately 16 acres from RSE and RS-1 zoning (approximately 31 residences) to RSM Multi Family for the development of 150 elderly housing units BE IT FURTHER RESOLVED, That development of these lands shall be governed through the application of a planned unit development concept having strong landscaping, building design, signage, and buffering components. BE IT FURTHElR RESOLVED, That if development of these lands by Dreamland Investors, does not substantially proceed within 12 months of the date of this amendment, the 2005 Comprehensive Land Use Plan shall revert back to the planned land uses for the subject lands as indicated prior to this amendment.
