PCR19980370 AMENDED RECOMMENDATION OF APPROVAL OF A CERTIFIED SURVEY MAP FOR A ONE (I) LOT LAND DIVISION FOR THE BASSE PROPERTY LOCATED IN THE SE '/4 OF SECTION 3 (TAX KEY NO. 2172.999) RESOLUTION #P.C. 037-98 WHEREAS, A certified survey map for a one (1) lot land division was submitted by Basse's Country Delight, for the Basse property located in the SE % of Section 3 on March 6, 1998, and WHEREAS, Said Certified Survey Map substantially conforms to that of the Plan Commission's previously approved sketch, under Resolution #P.C. 04-98, on January 6, 1998, and WHEREAS, Said property is partially zoned RSE, Suburban Estate and B3, General Business District requiring a minimum lot size of 40,000 square feet and an average minimum width of 150 feet, and said lots appear to meet said minimum zoning requirements, and WHEREAS, The Land Use 2005 Plan depicts this area for commercial development, and WHEREAS, Said parcels are within the City's sewer service area but will not access City sewer or water. and WHEREAS, Access will be off Janesville Road THEREFORE BE IT RESOLVED, That the Plan Commission recommends approval to the Common Council of a Certified Survey Map for a one (I) lot land division in the SE % of Section 3 of the Basse property subject to resolution of technical discrepancies as identified by the City Planning Department and City Engineers, and payment of all applicable fees in Section 18.140) of the Land Division Ordinance and outstanding assessments if applicable. BE IT FURTHER RESOLVED, That a DXF or COG0 file of this CSM be submitted to the City prior to City signatures being placed upon the CSM (3-1/2" diskette). BE IT FURTHER RESOLVED, That a note be placed on the face of the certified survey map stating that petting zoo must be relocated to conform to applicable district offset requirements if adjacent lot not maintained in common ownership.
