PCR1998036AMENDED RESOLUTION #P.C. 036-98 APPROVAL OF AN AMENDMENT TO A BUILDING, SITE AND OPERATION PLAN FOR THE DURANSO PROPERTY LOCATED AT S81 W18510 GEMMI DRIVE (DURANSO ROOFING, INC.) WHEREAS, Plans were submitted for an addition to the existing building, site and operation plan of the Duranso property at S81 W18510 Gemini Drive by Duranso Roofing, Inc., on March 5, 1998, and WHEREAS, The property is zoned 1-1, Industrial Park, and the existing operation conforms to all the requirements of said zoning district, and WHEREAS, The current building is a single tenant, 15,000 square foot building, and WHEREAS, The petitioner proposes to expand the structure to a three (3) tenant, 29,500 square foot building, the additions will be to the west side of the parcel. THEREFORE BE IT RESOLVED, That the Plan Commission approves of an amended building, site and operation plan for a 14,500 square foot addition to the west of the existing building at the property located at S81 W18510 Gemini Drive, for Duranso Roofing, Inc. BE IT FURTHER RESOLVED, That a copy of said plans be kept on file in the Building Department and that all aspect of this plan as they relate to landscape areas building facades and drainage shall be maintained in perpetuity unless otherwise authorized by the Plan Commission. BE IT FURTHER RESOLVED, That failure to comply with the approval contained in this resolution shall result in the imposition of fines of $100 per day, the initiation of legal action, or both. BE IT FURTHER RESOLVED, That a sign package needs to be submitted; all lighting be changed to high pressure sodium vapor cut-off fixtures; 2-1/2” trees be planed along Racine Avenue, and double the size of the mansards.
