PCR1998015AMENDED APPROVAL OF AMENDMENT TO A BUILDING, SITE AND OPERATION PLAN FOR THE I" REALTY, LLC., PROPERTY LOCATED AT S75 W17237 JANESVILLE ROAD (MOBIL SERVICE STATION) RESOLUTION #P.C. 15-98 WHEREAS, Plans were submitted to amend the building, site and operation plan of the Imp Realty, LLC., property at S75 W17237 Janesville Road by Thomas Imp, on February 6, 1998. and WHEREAS, The property is zoned B-3, General Business and contains a Conditional Use for a service and sales establishment for automobiles and is located in the Downtown Design Guidelines District, and WHEREAS, The existing operation includes a gas station and a mechanic shop, and said uses conform to all the requirements of the zoning district and conditional use, and WHEREAS, Petitioner proposes to replace the ground signage, place canopy signage, repaint the existing primary structure, and move an existing shed to the rear of the property, and THEREFORE BE IT RESOLVED, That the Plan Commission approves of an amended building, site and operation plan for the ground sign replacement, signage on the canopy, 0 repainting of the primary structure and the moving of the existing shed to the rear of the property at S75 Wl7237 Janesville Road for Imp Realty, Inc., and does not consider said changes a substantial change requiring and amendment to the existing Conditional Use Grant. BE IT FURTHER RESOLVED, That a copy of said plans be kept on file in the Building Department and that all aspect of this plan as they relate to landscape areas building facades and drainage shall be maintained in perpetuity unless otherwise authorized by the Plan Commission. BE IT FURTHER RESOLVED, That failure to comply with the approval contained in this resolution shall result in the imposition of fines of $100 per day, the initiation of legal action, or both. BE IT FURTHER RESOLVED, That shed needs to be relocated behind building. Ground sign needs to be placed adjacent to the west lot line with existing pole sign being removed. Close off eastern most access to Janesville Road. The closing of access and landscaping must be completed by September 1, 1998.
