PCR1997217AMENDED RESOLUTION #P.C. 217-97 RECOMMENDATION OF APPROVAL OF A CERTIFIED SURVEY MAP CREATING A TWO (2) LOT LAND DIVISION FOR THE PELLMANN PROPERTY LOCATED IN THE SE 'A OF SECTION 26 (TAX KEY NO. 2264.998) WHEREAS, A sketch for a two (2) lot land division was approved by the Plan Commission under Resolution #P.C. 142-97, on July 15, 1997, and WHEREAS, The property is under the ownership of Marvin and Gloria Pellmann, located in the SE '/d of Section 26, and is zoned Agricultural, requiring a minimum lot size of 120,000 square feet and a minimum lot width of 300 feet and both proposed lots appear to meet the necessary requirements, and I WHEREAS, Access is proposed to be off a shared access point on Loomis Road (S.H. 36), that will be accessed off an easement by the parcel on the east, and both parcels are located outside the City's sewer service boundaries. WHEREAS, Conditions of the sketch approval required that all flood plain and wetland boundaries be delineated, submittal of evidence indicating that subject lands are suitable for on site sanitary disposal, and submittal of approval by Wis DOT and WEPCO of allowing two 0 residences to utilize the eastern access point, and WHEREAS, Said requirements of the sketch approval have been met. THEREFORE BE IT RESOLVED, That the Plan Commission recommends approval of the Certified Survey Map for a two (2) lot land division in the SE '/4 of Section 26 of the Pellmann Property subject to resolution of techcal discrepancies as identified by the City Planning Department and City Engineers, and payment of all applicable fees in Section 18.14(3) of the Land Division Ordinance and outstanding assessments if applicable. BE IT FURTHER RESOLVED, That a DXF or COG0 file of this CSM be submitted to the City prior to City signatures being placed upon the CSM (3-1/2" diskette). BE IT FURTHER RESOLVED, That along with addressing the Engineer's comments, the following information be placed on the front of the Certified Survey map before recording: Grading and drainage plans are required prior to issuance of building permits. Remnant parcels to the west and south must be shown and labeled. Expansion of access easement to 30 feet in width. Ten (1 0) foot setback from the wetlands.
