APPROVAL OF A TWO (2) LOT SKETCH LAND DIVISION FOR THE THOMAS
PROPERTY LOCATED IN THE SW % OF SECTION 5
(TAX KEY NO. 2 180.994)
WHEREAS, A sketch was submitted on October 8, 1997, for a two (2) lot land division in
the SW % of Section 5, for the Thomas property, located in the southeast comer of the
intersection of Tans Drive and Racine Avenue. and
WHEREAS, Said property is zoned B-2, Local Service Center District and requires a
minimum lot size of 20,000 square feet and an average minimum width of 100 feet and said
parcels appear to meet said requirements, and
WHEREAS, Access will be off a shared access point along Racine Avenue for the
proposed 3.24 parcel and off the same shared access easement on Racine Avenue and an access
easement along Hillendale Drive for the remnant parcel and the current and proposed parcels will
access city sewer,

THEREFORE BE IT RESOLVED, That the Plan Commission approve of a Certified
Survey Map being submitted creating a two (2) lot land division in the SW % of Section 5 of the
Thomas property with grading and drainage plans being submitted for review and approval by the
Public Works Committee prior to issuance of any building permits.
