PCR1997205RESOLUTION #P.C. 205-97 RECOMMENDATION OF APPROVAL OF A CERTIFIED SURVEY MAP CREATING A TWO (2) LOT LAND DIVISION AND ONE (I) OUTLOT FOR THE KNUTILLA PROPERTY LOCATED ZN THE NE 1/4 OF SECTION 18 WHEREAS, A Certified Survey Map was submitted by Metropolitan Engineering, Inc., for a two (2) lot land division and one (1) outlot at the property located in the NE % of Section 18 on October 9, 1997, and WHEREAS, Proposed Parcel 2 is a flag lot with 30 feet of frontage along Hillendale Drive and proposed Outlot 1 is landlocked, and WHEREAS, A sketch proposal was approved through Resol. #P.C. 77-91, and WHEREAS, The property is zoned as RS-I, Suburban Residence and requires a minimum 30,000 square foot lot and a minimum average width of 120 feet, and said parcels appear to meet said zoning requirements, and WHEREAS, The properties are located within the City's sewer service area, abuts 0 Hillendale Drive by way of a 30 foot strip, and will access onto Hillendale Drive by way of a shared access easement. THEREFORE BE IT RESOLVED, That the Plan Commission recommends approval of the Certified Survey Map for a two (2) lot land division and one (1) outlot in the NE '/4 of Section 18 of the Knutilla Property subject to resolution of technical discrepancies as identified by the City Planning Department and City Engineers, and payment of all applicable fees in Section 18.14(3) of the Land Division Ordinance and outstanding assessments if applicable. BE IT FURTHER RESOLVED, That a DXF or COG0 file of this CSM be submitted to the City prior to City signatures being placed upon the CSM (3-1/2" diskette).
