RECOMMENDATION OF APPROVAL OF A CERTIFIED SURVEY MAP CREATING
A THREE (3) LOT LAND DIVISION FOR THE MARKGRAF PROPERTY
LOCATED IN THE SE 1/4 OF SECTION 34
RESOLUTION #P.C. 198-97
WHEREAS, A Certified Survey Map was submitted by American Surveying Company,
Inc. for a three (3) lot land division for Richard Markgraf property located in the SE 114 of
Section 34 on September 25, 1997, and
WHEREAS, A similar Certified Survey Map was approved by the Plan Commission on
November 10, 1968, however, said division was never properly recorded, and
WHEREAS, The proposed Certified Survey Map and the previously approved Certified
Survey Map substantially comply with only the size ofparcel #I being reduced from 4.0 acres to
3.01 acres, and
WHEREAS, The property is zoned A, Agricultural which requires a minimum of 2.75
acres and a minimum average width of 300 feet and said lots appear to meet said regulations,
and
WHEREAS, Parcels #1 and #2 contain a minimum of 321 feet along Union Church road
and Parcel #3 contains 41 5 feet of frontage off of Union Church Road, and
WHEREAS, Said parcels are located outside the City sewer and water service districts
and will require proof of appropriate sanitation systems, and
WHEREAS, Both Floodplain and wetland boundaries need to be delineated
THEREFORE BE IT RESOLVED, That the Plan Commission recommends approval of
the Certified Survey Map for a three (3) lot land division in the SE 1/4 of Section 34 of the
Markgraf Property subject to proof of successful perc test for each lot, resolution of technical
discrepancies as identified by the City Planning Department and City Engineers, and payment of
all applicable fees in Section 18.14(3) of the Land Division Ordinance.
BE IT FURTHER RESOLVED, That a DXF or COG0 file of this CSM be submitted to
the City prior to City signatures being placed upon the CSM (3-1/2" diskette).
