PCR1997196AMENDED RESOLUTION #P.C. 196-97 RECOMMENDATION OF APPROVAL OF A CERTIFIED SURVEY MAP CREATING A ONE (1) LOT LAND DIVISION FOR THE DEBACK PROPERTY LOCATED IN THE SW ANLI SE 1/4 OF SECTION 21 WHEREAS, A sketch for a three (3) lot land division was approved by the Plan Commission under Resolution #P.C. 89-96, on May 7, 1996, and WHEREAS, The property is not serviced by City sewer of water and access will be off of Parker Road, and WHEREAS, There is no proposed sanitary disposal shown on said lot, and WHEREAS, The property is zoned 4 Agricultural and requires a minimum of 2.75 acres and an average minimum width of 300 feet and said parcel appears to meet said requirements. THEREFORE BE IT RESOLVED, That the Plan Commission recommends approval of the Certified Survey Map for a one (I) lot land division in the SE 1/4 of Section 21 of the DeBack property subject to proof of successful perc test for the lot, place a note on the Certified 0 Survey Map stating A Building Permit shall not be issued for parcel 1 until acceptable soil tests are provided, resolution of technical discrepancies as identified by the City Planning Department and City Engineers, and payment of all applicable fees in Section 18.14(3) of the Land Division Ordinance. BE IT FURTHER RESOLVED, That a DXF or COG0 file of this CSM be submitted to the City prior to City signatures being placed upon the CSM (3-1/2” diskette).
