APPROVAL. OF AN AMENDED BUILDING, SITE AND OPERATION PLAN
FOR JEFF FAVRE AT THE PROPERTY LOCATED AT
S102 W19570 KELSEY DRIVE
RESOLUTION #P.C. 180-97
WHEREAS, Plans were submitted by Timothy L. Finke & Associates, to place an
exterior deck, modifying the parking and site layout and renovate and remodel the existing
tavern located at SI02 W19570 Kelsey Drive by on September 2, 1997, and
WHEREAS, The property is zoned B-2, Local Service Center and is a conforming use
with said zoning district, and
WHEREAS, The plans show the addition of a 24’ X 32’ deck and a 30 foot wooden
ramp attached at the east end of the existing structure, interior remodeling expanding the
primary floor area, replacement of three entryhit doors, addition of a new enttylexit door and a
roll-up door to access the proposed deck, expand and pave the parking area, install dumpster
screened areas and include additional fencing along Kelsey Drive, and
WHEREAS, While the expanded bar requires 32 parking spaces, if the deck is also
counted as primary floor area, then 47 spaces are needed: 33 on-site parking spaces are
provided. e THEREFORE BE IT RESOLVED, The Plan Commission approves of an amended
building, site and operation plan for a 24‘ X 32’ deck along with a 30 foot wooden ramp,
interior remodeling to expand the primary floor area, new entry/exit doors and general site
enhancements as proposed for the property located at SI02 W19570 Kelsey Drive.
BE IT FURTHER RESOLVED, That a copy of said plans be kept on file in the Building
Department and that all aspect of this plan as they relate to landscape areas and drainage shall be
maintained in perpetuity unless otherwise authorized by the Plan Commission.
BE IT FURTHER RESOLVED, That failure to comply with the approval contained in
this resolution shall result in the imposition of fines of $100 per day, the initiation of legal action,
or both.
BE IT FURTHER RESOLVED, That leased parking area will be chained unless a
special event permit is given by the Finance Committee.
BE IT FURTHER RESOLVED, That the septic system be approved by Waukesha
County That the paving of the parking lot must be completed by November 1, 1997 regardless
of approval by Waukesha County. Dumpsters need to be relocated per Staffs suggestions and
comply with zoning standards. On-site parking can be no closer than ten (10) feet to the south
and east lot line. Trees must remain on Kelsey Drive. Perimeter landscaping and lighting plans
must be submitted to Plan Commission. No occupancy permits for any additional inside work or
deck until requirements are met and plans submitted for approval.
