PCR1997173AMENDED RECO"ENDATION OF APPROVAL OF A CERTIFIED SURVEY CREATING A ONE (1) LOT LAND DIVISION FOR THE STEFANIAK PROPERTY LOCATED IN THE NW 114 OF SECTION 21 (TAX KEY NO. 2241.999) RESOLUTION #P.C. 173-97 WHEREAS, A Certified Survey Map was submitted by Lawrence Stefaniak for a one (1) lot land division at the property located in the NW '/4 of Section 21, on August 22, 1997, WHEREAS, Originally a two (2) lot land division sketch was submitted and approved by the Plan Commission under Amended Resolution #P.C. 156-97, on August 5, 1997, and WHEREAS, The zoning for the proposed parcel is B-I, Neighborhood Convenience, which requires a minimum lot size of 30,000 square feet and a minimum average width of 150' feet for properties served by City sewer and said parcel appears to meet these standards, and WHEREAS, A condition of approval of the Resolution #P.C. 156-97, limited access onto Woods Road only along with a minimum 200 foot access limit from the intersection, and said requirements are shown. THEREFORE BE IT RESOLVED, That the Plan Commission approve the Certified Survey Map for a one (1) lot land division in the NW 1/4 of Section 21, of the Stefaniak Property. BE IT FURTHER RESOLVED, That the Plan Commission recommends approval to the Common Council subject to resolution of techrucal discrepancies as identified by the City Planning Department and City Engineers, and payment of all applicable fees in Section 18.14(3) of the Land Division Ordinance. BE IT FURTHER RESOLVED, That a DXF or COG0 file of this CSM be submitted to the City prior to City signatures being placed upon the CSM (3-1/2" diskette). BE IT FURTHER RESOLVED, That the Woods Road access restriction is adequate as shown (102'). If subject property is used for other than a medical or residential facility, cross access will be required to south property.
