APPROVAL OF A THREE (3) LOT LAND DIVISION SKETCH
FOR RICHARD KNUDSEN AT THE PROPERTY LOCATED IN THE
NW Yi OF SECTION 8.
RESOLUTION #P.C. 162-97
WHEREAS, A sketch for a three (3) lot land division was submitted on August 8, 1997,
to divide property in the Nw '/4 of Section 8 by Richard Knudsen, and
WHEREAS, The property is zoned RS-2, Suburban Residence, R-1, Country Home and
L, Lowland, and the majority of the area of the two newly created lots are located in the RS-2,
Suburban Residence District, requiring a minimum lot size of 20,000 square feet and a minimum
lot width of 110 feet for sewered lots and 40,000 square feet and minimum lot width of 220 feet
for a non-sewered lot and said lots appear to meet the necessary requirements, and
WHEREAS, The remaining area meets the requirements of all three zoning districts, and
WHEREAS, Both newly created parcels will have access onto Hillendale Drive and one
lot is proposed to be hooked up to City sewer, and
WHEREAS, Neither lot will have City water, and
WHEREAS, A condition of approval of a previous Certified Survey Map (Resolution 0 #180-96) indicated that when the subject parcel is divided (Parcel 2) a drainage study must be
provided, and said study has not been supplied.
THEREFORE BE IT RESOLVED, That the Plan Commission approves of a Certified
Survey Map being submitted creating a three (3) lot land division as depicted on the sketch
submitted on August 8, 1997, for the property located in the NW Yi of Section 8 for the Knudsen
property subject to the delineation of wetland and floodplain areas and the submittal and approval
of grading plans by the Public Works Committee, submittal of evidence indicating that subject
lands are suitable for on site sanitary disposal, and submittal of a drainage study.
BE IT FURTHER RESOLVED, That a sketch development plan be submitted. That a 30
foot drainage easement be placed on sketch.
