PCR1997156WHEREAS, A sketch for a two (2) lot land division was submitted on July 25, 1997, to
divide property in the hW 55 of Section 21 by Larry Stefaniak, and
WHEREAS, The property grounds of the proposed land division are zoned B-1,
Neighborhood Convenience, requiring a minimum lot size of 30,000 square feet and a minimum
lot width of 150 feet and both proposed lots appear to meet the requirements, and
WHEREAS, Street access is proposed to be via a shared driveway onto Woods Road, and
WHEREAS, Both can be serviced by City sewer and water found in the right-of-way of
Woods Road.
THEREFORE BE IT RESOLVED, That the Plan Commission approves of a Certified
Survey Map being submitted creating a two (2) lot land division as depicted on the sketch
submitted on July 25, 1997, for the property located in the NW % of Section 21 for the Stefaniak
property subject to the delineation of wetland and floodplain areas if applicable, the provision of
cross access easements, and no access to Racine Avenue.
0 THEREFORE BE IT RESOLVED, That minimum distance for entrance from Racine
Avenue will be 200 feet for shared driving access,
