RESOLUTION #P.C. 154-97
APPROVAL OF A BUILDING, SITE AND OPERATION PLAN FOR
ENTERPRISE PLAZA PARTNERS, LLC, FOR THE PROPERTY LOCATED
AT S83 W18711 SATURN DRIVE AND S84 W18710 ENTERPRISE DRIVE
WHEREAS, The Plan Commission approved a conceptual building, site and operation
plan for a multi-tenant warehouse under Resolution #P.C. 131-95 on August IS, 1995, and
conditions of approval were that the petitioner submit exterior lighting scheme, landscaping,
signage, building color scheme and grading and drainage plans, and
WHEREAS, A revised conceptual plan was submitted and approved by the Plan
Commission under Resolution #P.C. 15-97, on January 21, 1997, however no building elevations
or landscaping plans were submitted for City files, and
WHEREAS, Lighting, landscaping, elevation drawings, and grading and drainage plans
have been provided (dated received July 24, 1997), and
WHEREAS, The proposed lighting needs to be converted to high pressure sodium type
and pole height must be reduced to no more than 15 feet in height, and
WHEREAS, A signage and a building color scheme plan is still required to be submitted
THEREFORE BE IT RESOLVED, That the Plan Commission approves of the building, 0 site and operation plan submitted (received July 24, 1997) by Full Circle Services, Inc., for a
multi-tenant facility located at S83 W18711 Saturn Drive and S84 W18710 Enterprise Drive
along with all changes as required by the Plan Commission.
BE IT FURTHER RESOLVED, That a copy of said plans be kept on file in the Building
Department and that all aspect of this plan as they relate to landscape areas and drainage shall be
maintained in perpetuity unless otherwise authorized by the Plan Commission.
BE IT FURTHER RESOLVED, That if occupancy is requested prior to the completion of
landscaping and/or asphalting, a bond, letter of credit or cashiers check equal to twice the value of
said costs must be submitted to the Planning Department.
BE IT FURTHER RESOLVED, That failure to comply with the approval contained in
this resolution shall result in the imposition of fines of $100 per day, the initiation of legal action,
or both.
BE IT FURTHER RESOLVED, That each double entryway be broken up with some type
of treatment above entrance to break-up the plain. Petitioner will submit revisions to Planning
Department for approval. Lighting drawings will be resubmitted per Plan Commission comments.
