PCR1997152RESOLUTION #P.C. 152-97 APPROVAL OF A SKETCH PRELIMINARY PLAT FOR THE PROPERTY LOCATED IN THE SW 'A OF SECTION 3, BETWEEN HEDGEWOOD AND MARTIN DRIVES FOR JACK C. SCHWABENLENDER e WHEREAS, A Sketch Preliminary Plat was submitted on July 8, 1997 by Jack Schwabenlender for the property located in the SW1/4 of Section 3, Between Hedgewood and Martin Drives, and WHEREAS, Said Sketch depicts the extension of Hedgewood Drive to the east approximately 350 feet as well as the introduction of a southward trending cul-de-sac off of Martin Drive 350 feet long. And WHEREAS, The provision of these street extensions facilitates the platting of potentially 16 lots without recognition of wetlands which appear to exist on the property, and WHEREAS, The subject property is zoned RS-2 Suburban Residence and as such, any new parcels are required to contain a minimum of 20,000 square feet and have 110 feet in lot width, and the proposed parcels appear to meet these requirements, and WHEREAS, Sewer service may be available from both Martin Drive and Hedgewood Drive following official determination by the Public Utility Committee. THEREFORE BE IT RESOLVED, The Plan Commission approves of a Sketch 0 Preliminary Plat submitted on July 8, 1997 by Jack C. Schwabenlender for the property located in the SWU4 of Section 3, Between Hedgewood and Martin Drives subject to delineation of wetlands and ruling by the Public Utilities Committee regarding sewer availability.
