PCR1997148AMENDED RESOLUTION #P.C. 148-97 APPROVAL OF AN AMENDMENT TO A CONDITIONAL USE GRANT FOR A LUMBER AND BUILDING SUPPLY YARD, MORE SPECIFICALLY A HARDWARE AND LUMBER STORE, AT THE PROPERTY LOCATED AT S83 W20411 JANESVILLE ROAD FOR RANDY ROZMAN a WHEREAS, An application to an amendment to a conditional use was submitted by Randy Rozman for the property located at S83 W204 I1 Janesville Road on July 3, 1997, and WHEREAS, The current conditional use allows for the indoor parking of trucks, and WHEREAS, A conceptual site plan for a lumber and building supply yard, more specifically a hardware and lumber store, was approved by the Plan Commission under Resolution #P.C. 145-97, and WHEREAS, The proposed amendment calls for the continued use of the two existing buildings and constructing an 18,000 square foot facility for retail hardware store and warehouse storage for lumbers, and WHEREAS, Said use requires a Public Hearing, and said hearing was scheduled before the Plan Commission for August 5, 1997, prior to the regularly scheduled meeting. THEREFORE BE IT RESOLVED, That the Plan Commission approves of the amended conditional use and building, site and operation plan submitted (received July 25, 1997) for a lumber and building supply yard, more specifically a hardware and lumber store, for the property located at S83 W204 11 Janesville Road. BE IT FURTHER RESOLVED, That a copy of said plans be kept on file in the Building Department and that all aspects of this plan as they relate to landscape areas and drainage shall be maintained in perpetuity unless otherwise authorized by the Plan Commission. BE IT FURTHER RESOLVED, That all existing buildings on the property shall be painted to match the color scheme of the proposed building. BE IT FURTHER RESOLVED, That if occupancy is requested prior to the completion of landscaping and/or asphalting, a bond, letter of credit or cashiers check equal to twice the value of said costs must be submitted to the Planning Department, BE IT FURTHER RESOLVED, That failure to maintain perpetual compliance to this building, site and operational plan approval shall result in the issuance of fines of $100 per day per violation, the initiation of legal action, or both. BE IT FURTHER RESOLVED, That additional landscaping be provided along the eastern end of property on boundary line. Signage totaling 125 square feet as depicted on approved color rendering. Approval of 58 parking spaces as supported by the parking survey submitted by the petitioner Approval of grading and drainage plans by City Engineers.
