PCR1997145RESOLUTION #P.C. 145-97 APPROVAL OF A CONCEPTUAL REVIEW OF A BUILDING, SITE AND OPERATION PLAN FOR A HARDWARE STORE FOR RANDY ROZMAN FOR THE PROPERTY LOCATED AT S83 W20411 JANESVILLE ROAD WHEREAS, Plans were submitted on July 3, 1997 for a conceptual review of a building, site and operation plan for a hardware store to be located at the property at S83 W20411 Janesville Road by Randy Rozman, and WHEREAS, The property is zoned B-2/0HS, Local Service Center District with a Highway Service Overlay and contains a Conditional Use Grant for truck parking, and WHEREAS, The proposed use is permitted by conditional use and would require an amendment to the existing conditional use subject to a public hearing if the Plan Commission deems the proposed use as a substantial change to the existing conditional use, and WHEREAS, The plans indicate the continued use of two existing buildings on the site and a proposed 18,000 square foot building for retail sales, and WHEREAS, Both of the existing buildings appear to be legal non-conforming structures due to their existing offsets along the southern property line, and e WHEREAS, Revised and detailed building, site and operational plans illustrating grading, signage, landscaping, exterior lighting, road improvements and any other modifications required as a result of this conceptual review will need to be filed with the Planning Department by July 25, 1997 to be available for public inspection prior to the Conditional Use Public Hearing scheduled for August 5, 1997 THEREFORE BE IT RESOLVED, That the Plan Commission finds that this change to the existing conditonal use on the subject property constitutes a substantial change requiring a conditional use public hearing to be held. BE IT FURTHER RESOLOVED, That the Plan Commission approve of a conceptual building, site and operation plan for a hardware store to be located at S83 W20411 Janesville Road, subject to revised and detailed building, site and operational plans illustrating grading, signage, landscaping, exterior lighting, road improvements and any other modifications required as a result of this conceptual review will need to be filed with the Planning Department by July 25, 1997 to be available for public inspection prior to the Conditional Use Public Hearing scheduled for August 5, 1997 Plan Commission City of Muskego 0 Adopted 07- 15-97 0 Defeated Deferred 07-07-97
