PCR1997136RESOLUTION #P.C. 136-97 RECOMMENDATION OF APPROVAL OF A CERTIFIED SURVEY MAP CREATING A TWO (2) LOT LAND DIVISION FOR THE BARANOWSKI PROPERTY LOCATED IN THE SE 1/4 OF SECTION 23 (TAX KEY NO. 2252.933) WHEREAS, A Certified Survey Map was submitted by Ken Baranowski for a two (2) lot land division at the property addressed as S94 W14268 Ryan Road, located in the SE '/4 of Section 23, I WHEREAS, The property is zoned RS-2, Single Family Suburban Residence which requires a minimum lot size of 20,000 square feet and a minimum average width of 1 IO', and WHEREAS, The proposed Parcel 2 meets said RS-2 requirements, but the proposed Parcel I falls below said RS-2 requirements, however Parcel 1 is within the 10% variance permitted by the Plan Commission, and WHEREAS, Both lots have allocated sewer laterals but are not serviced by City water, THEREFORE BE IT RESOLVED, That the Plan Commission approve the Certified Survey Map for a two (2) lot land division in the SE 1/4 of Section 23 of the Baranowski Property. BE IT FURTHER RESOLVED, That the Plan Commission recommends approval to the Common Council subject to resolution of technical discrepancies as identified by the City Planning Department and City Engineers, and payment of all applicable fees in Section IS. 14(3) of the Land Division Ordinance. BE IT FURTHER RESOLVED, That a DXF or COG0 file of this CSM be submitted to the City prior to City signatures being placed upon the CSM (3-1/2" diskette).
