PCR1997129RESOLUTION #P.C. 129-97 APPROVAL OF A CERTIFIED SURVEY MAP FOR A TWO (2) PARCEL LAND DIVISION AND A ONE (1) LOT RECONFIGURATION AND EXPANSION IN THE SE 1/4 OF SECTION 3 1 OF THE BRODEL PROPERTY WHEREAS, A Sketch was submitted on May 7, 1997, for a two (2) lot land division and a one (1) lot reconfiguration and expansion in the SE 114 of Section 31 and approved by the Plan Commission under Resolution #P.C. 104-97, on May 20, 1997, and WHEREAS, A Certified Survey Map was submitted on June 3, 1997 being in substantial conformance to the sketch which was approved by Resolution #P.C. 104-97, and WHEREAS, One of the new divided parcels and the reconfigured/expanded parcel is zoned RS-2/0LS, requiring an average minimum width of 74 feet and a minimum area of 13,400 square feet, and both parcels appear to meet these restrictions, and WHEREAS, The main parcel is zoned Agricultural and will maintain its conformance, and WHEREAS, The new divided parcel and the reconfgured/ expanded parcel will access a private drive that will service a total of six (6) lots if approved. THEREFORE BE IT RESOLVED, That the Plan Commission recommends approval to the Common Council of the Certified Survey Map for two (2) parcel land division and a one (1) lot reconfiguration and expansion in the SE 1/4 of Section 3 1 of the Brodel Property. BE IT FURTHER RESOLVED, That the Plan Commission recommends approval to the Common Council subject to resolution of technical discrepancies as identified by the City Planning Department and City Engineers, and payment of all applicable fees in Section 18.14(3) of the Land Division Ordinance. BE IT FURTHER RESOLVED, That a DXF or COG0 file of this CSM be submitted to the City prior to City signatures being placed upon the CSM (3-1/2" diskette).
