APPROVAL. OF AN AMENDED BUILDING, SITE AND OPERATION PLAN
FOR DENOON SALOON SUBMlTTED BY JERRY STENSTRUP
AT THE PROPERTY LOCATED AT W198 S10857 RACINE AVENUE
RESOLUTION #P.C. 122-97
WHEREAS, The Plan Commission approved of a Building, Site and Operation Plan for
Denoon Saloon for Jerry Stenstrup at the property located at W198 S10857 Racine Avenue under
Twice Amended Resolution #P.C. 07-97, and
WHEREAS, A condition approval was that additional signage, parking lot expansion, and
parking lot light and landscaping shall require Plan Commission review, and
WHEREAS, A revised site plan was submitted to the Plan Department on May 23, 1997,
and
WHEREAS, Said plan shows a scaled drawing of the expanded parking area, a total of 34
parking slots, detailed landscape plan, additional plantings around the existing sign, fencing and a
20’ X 29’ proposed deck area at the rear of the building, and
WHEREAS, The required number of parking spaces per code is 52, and said plans do not
provide the required parking stalls. This site is existing non-conforming with respect to open
space, building setback, and parking capacity. Leaving this as an existing non-conforming area.
THEREFORE BE IT RESOLVED, That the Plan Commission approves of the amended
building, site and operation plan submitted (received May 23, 1997) by Jeny Stenstrup for
Denoon Saloon at the property located at W198 S10857 Racine Avenue recognizing that the
constraints of the site make it existing non-conforming with respect to parking, and that with the
following conditions, improvements on the site will serve to mitigate the non-conforming issue as
it relates to parking:
1. The capacity of the business shall be limited to 99 persons with 34 parking spaces
being provided.
2. The northern fence shall incorporate landscaping notches with appropriate plantings in
said notches to be approved by Planning St&.
3. The west property line include a fence as provided along the north lot line with similar
landscaping details.
4. Parking lot lighting be limited to three fixtures consisting of 15 foot poles with cut off,
down cast, sodium vapor light fixtures positioned parallel to the ground.
5. The dumpster area will be in the northwest comer of the property and shall be m enclosed with fencing and gate(s) adequate to shield the dumpster(s) from view.
6. The parking situation will be reviewed after one year,
BE IT FURTHER RESOLVED, That a copy of said plans be kept on file in the Building
Department and that all aspect of this plan as they relate to landscape areas and drainage shall be
maintained in perpetuity unless otherwise authorized by the Plan Commission.
BE IT FURTHER RESOLVED, That if occupancy is requested prior to the completion of
landscaping andor asphalting, a bond, letter of credit or cashiers check equal to twice the value of
said costs must be submitted to the Planning Department.
BE IT FURTHER RESOLVED, That failure to comply with the approval contained in
this resolution shall result in the imposition of fines of $100 per day, the initiation of legal action,
or both.
BE IT FURTHER RESOLVED, That the deck will be included in the site plan
