PCR1997117RESOLUTION #P.C. 117-97 DISAPPROVAL. OF A SKETCH LAND DIVISION CREATING A SIX (6) LOT LAND DIVISION FOR EDGEWOOD CONTRACTORS AT THE PROPERTY LOCATED IN THE SE Vi OF SECTION 18 WHEREAS, A sketch for a six (6) lot land division was submitted on May 16, 1997, to divide property in the SE Yi of Section 18 into six lots by Edgewood Contractors, and WHEREAS, The property is zoned Agricultural, requiring a minimum of 120,000 square feet and a minimum lot width of 300 feet and it is unclear if all proposed lots meet this requirement, and WHEREAS, The Land Division Ordinance 18.08(2) and 18.33(2) indicate that if parcels to be created are greater than one and one half acres in size, the divisions are not considered a subdivision thus requiring only the submittal of a certified survey map and it is inclear if this petition would conform to these guideline, and WHEREAS, The proposed divisions are highly irregular in view of the entire parcels configuration that indicates that a more properkonventional division of subject property would be appropriate to create an east-west street to provide the means of Hillendale Drive access for all lots, and WHEREAS, There exist wetlands on the property that, upon field delineation, may 0 substantially effect the laying out of lots on this parcel. THEREFORE BE IT RESOLVED, That the Plan Commission disapprove of a Certified Survey Map being submitted creating a six (6) lot land division as depicted on the sketch submitted on May 16, 1997 for the property located in the SE Yi of Section 18 for Edgewood Contractors citing the unacceptability of the irregular configuration of the proposed lots and excessive access points to the collector street of Hillendale Drive.
