RECOMMENDATION OF APPROVAL TO THE COMMON COUNCIL FOR
THE REZONING LOCATED IN THE NE 114 OF SECTION 4 FROM
RSE, SUBURBAN ESTATE TO RSEIOP, SUBURBAN ESTATE WITH AN
INSTITUTIONAL AND PUBLIC SERVICE OVERLAY
(PARKS & RECREATION BOARD)
WHEREAS, The Parks & Recreation Board has recommended that the property located
in the NE 114 of Section 4, formerly known as the Thiesenhusen property on College Avenue, be
rezoned from RSE, Suburban Estate to RSE/OIF', Suburban Estate with an Institutional and
Public Service Overlay, and
WHEREAS, The Citv of Muskego Comorehensive Land Use Plan and The Park and Open
Space Plan for the Citv of Muskego both anticipate a park in this area, and to that end the City
has purchased the land being the subject of this resolution, and
WHEREAS, The current RSE zoning district is designated for areas with a minimum area
of 60,000 square feet and an average minimum width of 150 feet, and
WHEREAS, Said lots total 46 acres and include over 1,600 feet of frontage along College
Avenue, and e WHEREAS, The City of Muskego is placing a public park on the parcel grounds, and
WHEREAS, The OIP overlay designation accommodates public facilities such as parks
within the underlying zoning district, so long as a minimum lot area of 40,000 square feet and an
average minimum width of 150 feet is maintained and said lot appears to meet these restrictions,
and
WHEREAS, The surrounding properties zoning and land uses are:
The property to the north contains medium to low density development and is
located in the City New Berlin, and
The property to the west is rezoned RS-2, and contains low to medium density,
and residential development, and
The property to the south is zoned RS-2 and 1-1 (Industrial Park) and includes
medium density development and a machine tool factory, and
The property to the east is zoned RSE and contains low to medium density
development.
WHEREAS, A Public Hearing has been scheduled before the Common Council on lune
IO, 1997, and properties within 300 feet of said parcel have been properly notified.
THEREFORE BE IT RESOLVED, That the Plan Commission recommends approval to
the Common Council for the rezoning of 46 acres located in the NE 114 of Section 4 from RSE,
Suburban Estate to RSE/OIP, Suburban Estate with an Institutional and Public Service Overlay.
