PCR1997103RESOLUTION #P.C. 103-97 APPROVAL OF A SKETCH CREATING A TWO (2) PARCEL LAND DIVISION IN THE NE 1/4 OF SECTION (Tax Key NO. 2209.934.002) 13 OF THE SERFORT PROPERTY land division in the NE 1/4 of Section 13, and WHEREAS, A Sketch was submitted on April 28, 1997, for a WHEREAS, The property is currently non-sewered and zoned minimum average width of 175' and two lots do not appear to R-2 which requires a minimum lot size of 60,000 sq. ft. and a meet these restrictions, and this part of the City, and will rezone the property RSE, Suburban Estate District, which would bring the two (2) lots into compliance with the RSE zoning district (40,000 square feet, 150 ft. average minimum width), and WHEREAS, The City has proposed to extend sewer service to WHEREAS, All four (4) parcels will have access from Acker Drive. THEREFORE BE IT RESOLVED, That the Plan Commission approve of a Certified Survey Map being submitted creating a two (2) lot land division in the NE 1/4 of Section 13 of the Serfort areas and the submittal and approval of grading plan by the Public Works Committee. Wetlands to be delineated by the Army Corps, DNR or SEWRPC. Floodplain to be located by surveyor. 9 property subject to the delineation of wetland and floodplain RE IT FURTHER RESOLVED, That while it is recognized by the Plan Commission that by being 148 feet in width, the Southern width for corner lots, the size of the parcel exceeds the Parcel represents an 8% variation from the required 160 foot district requirement by approximately 15,500 square feet.
