PCR1997101AMENDED APPROVAL OF A SKETCH CREATING A TWO (2) PARCEL RESOLUTION #P.C. 101-97 LAND DIVISION IN THE NW 1/4 OF SECTION 13 OF THE FITZSIMMONS PROPERTY (NORTH SIDE OF HI VIEW DRIVE, EAST OF DURHAM ROAD) land division in the NW 1/4 of Section 13, and WHEREAS, A Sketch was submitted on April 22, 1997, for a WHEREAS, The property is currently non-sewered and zoned minimum average width of 175' and two lots do not appear to R-2 which requires a minimum lot size of 60,000 sq. ft. and a meet the minimum average width restriction, and this part of the City, and will rezone the front 300 feet RSE, Suburban Estate District, which would bring the two (2) non-conforming lots into compliance with the RSE zoning district (40,000 square feet, 150 ft. average. minimun width), and WHEREAS, The City has proposed to extend sewer service to WHEREAS, The proposed lots appear to have wetlands and 100 year flood plain, and 0 WHEREAS, Two (2) parcels will have access from Hi View Drive . THEREFORE BE IT RESOLVED, That the Plan Commission approve of a Certified Survey Map being submitted creating a two (2) lot land division in the NW 1/4 of Section 13 of the Fitzsimmons property subject to the delineation of wetland and by the Public Works Committee. Wetlands to be delineated by floodplain areas and the submittal and approval of grading plan the Army Corps, DNR or SEWRPC. Floodplain to be located by surveyor.
