PCR1997068APPROVAL OF A SKETCH PRELIMINARY PLAT SUBMITTED BY EDGEWOOD CONTRACTORS, INC., FOR GAYLE SCHMITT PROPERTY LOCATED IN THE SE 1/4 OF SECTION 18 RESOLUTION #P.C. 68-97 March 20, 1997, to divide property in the SE 1/4 of Section 18 into 19 single family lots under RS-2 Zoning, and WHEREAS, A sketch for a preliminary plat was submitted on WHEREAS, The proposed subdivision is located in an Agricultural District and said lots appear to meet the minimum lot width and size of the RS-2 Zoning District and have suitable access to Hillendale Drive, and WHEREAS, The location of the proposed subdivision is located outside the sewer service area. THEREFORE BE IT RESOLVED, That the Plan Commission approve the sketch for a preliminary plat for the proposed Emerald Estates in the SE 1/4 of Section 18 and will be receptive to a preliminary plat with the following conditions: 1. All lands encompassed by this proposal be rezoned to RS-2. prior to submittal of a preliminary plat. 2. Evidence of successful perc tests for all proposed lots be submitted as an exhibit to any rezoning request. 3. A sketch prepared by a registered land surveyor giving evidence that all proposed lots meet RS-2 Zoning District regulations with respect to non-sewered lots in said districts: lot square footage and widths shall be illustrated.
