PCR1997049APPROVAL OF A FIVE METROPOLITAN ENG AMENDED RESOLUTION #P.C. 49-97 (5) LOT LAND DIVISION SKETCH SUBMITTED BY lINEERS FOR THE BOEHM PROPERTY LOCATED IN THE SE 1/4 OF SECTION 16 five (5) lot land division on the Boehm property located in the WHEREAS, A sketch was submitted on February 26, 1997, for a SE 1/4 of Section 16 by Metropolitan Engineers, Inc., and WHEREAS, The Plan Commission has defeated two (2) previous proposals under Resolutions #P.C. 147-96 and #P.C. 193-96 due to the access concerns for the properties proposed, and directly onto Woods Road, with a 60 foot strip to access the southern portion of the property, and WHEREAS, Access for the five lots shown now implies access WHEREAS, Woods road is classified as an arterial highway which requires limited access points to enhance traffic flow and safety, and Suburban Residence District, which requires a minimum lot size WHEREAS, The subject property is currently zoned RS-1, of 30,000 square feet and an average minimum width of 120 feet and said lots appear to meet said requirements, and Road. WHEREAS, City sewer will be accessed directly off Woods of a Certified Survey Map being submitted creating a five (5) lot land division in the Boehm property located in the SE 1/4 of wetland and flood plain areas be delineated and a grading plan Section 16 for Metropolitan Engineers, Inc., subject to any being submitted and approved by the Public Works Committee. Wetlands to be delineated by the Army Corps of Engineers, DNR or SEWRPC. Flood Plain to be located and delineated by a registered surveyor; all being accomplished prior to the approval of a Certified Survey Map. THEREFORE BE IT RESOLVED, That the Plan Commission approve parcel known as Tax Key No. 2224.000.002 (the fish pond property) not be permitted direct access to Woods Road but provided on the illustrated 60 foot strip of land between lots rather gain access to same via an access easement to be 3 & 4. BE IT FURTHER RESOLVED, That proposed parcels 3 & 4 and BE IT FURTHER RESOLVED, That parcels 1, 2, 3 and 4 will be Access to the Fish Pond Property will be at the west end of shifted 60 feet to the east, eliminating that access point. parcel 4.
