PCR1997027APPROVAL OF A SKETCH CREATING A THREE (3) LOT LAND DIVISION FOR PAUL BENKE AT THE PROPERTY LOCATED IN THE CORNER OF HOLTZ DRIVE AND DURHAM ROAD RESOLUTION #P.C. 27-97 SW 1/4 OF SECTION 13, AT THE SOUTHWEST (TAX KEY NO. 2211.999) WHEREAS, A sketch was submitted on January 29, 1997, for a three (3) lot land division in the SW 1/4 of Section 13 for the property of Paul Benke, and Country Home District, but is scheduled to be rezoned to RSE, WHEREAS, The subject property is currently zoned R-2, Suburban Estate once sewer service is provided, and WHEREAS, An RSE District requires a minimum lot size of 40,000 square feet with an average minimum width of 150 feet, and said lots appear to meet the minimum requirements. of a Certified Survey Map being submitted creating a three (3) THEREFORE BE IT RESOLVED, That the Plan Commission approve lot land division in the SW 1/4 of Section 13 of the Benke property. BE IT FURTHER RESOLVED, That the property be rezoned RSE, Suburban Estate prior to the recording of the Certified Survey Map. BE IT FURTHER RESOLVED, That any wetland and flood plain areas must be delineated and a grading plan must be submitted and approved by the Public Works Committee. Wetlands to be delineated by the Army Corps of Engineers, DNR or SEWRPC. Flood Plain to be located and delineated by a registered surveyor.
