RESOLUTION #P.C. 22-97
SEVEN DUPLEX UNITS AND FOUR, EIGHT MULTI-FAMILY UNIT BUILDINGS
FOR THE OVERLOOK BAY PHASE I1
WHEREAS, A conceptual layout for Overlook Bay Phase I1 was
submitted to the Planning Department on December 26, 1996, and
WHEREAS, The conceptual layout is contained within the
boundaries of the development known as Lake Forest, it is
located in the area set aside for multi-family development and
zoned RS-3/0PD Suburban Residence District with a Planned
Development Overlay, and
WHEREAS, The plan proposes seven (7) duplex lots accessing
buildings on an eighth lot accessing Racine Drive, and
Sunset Drive and four (4), eight (8) unit multi-family
WHEREAS, As access along Sunset Drive has always been
restricted, and the proposal for seven access points along
Suset Drive constitutes a substantial change from the original
site development plan, and
WHEREAS, Access onto Racine is through a neighboring
property, in which no easement or purchase of property has been
submitted, and
WHEREAS, A site plan, landscape plan, elevational plans,
drainage plan, and lighting plan have not been submitted.
THEREFORE BE IT RESOLVED, That the Plan Commission approve
of the conceptual development plan for Phase I1 of Overlook
Bay, and that the following conditions must be met:
1. A public hearing will be required prior to approval of
the revised site development plan for the additional access
onto Sunset Drive.
2. Proof of access onto Racine Avenue and verification of
an easement of purchase of property onto Racine Avenue must
be provided.
3. A site plan, landscape plan, elevational plans, drainage
plan, and lighting plan must be submitted and approved by
the Plan Commission.
