A FOUR (4) LOT LAND DIVISION FOR EDWARD FENGER
APPROVAL OF A CERTIFIED SURVEY MAP CREATING
AT THE PROPERTY LOCATED IN THE THE SE 1/4 OF SECTION 16
(TAX KEY NO. 2224.994.001 and 2224.994.002)
WHEREAS, A Sketch was submitted on April 22, 1996, for a
four (4) lot land division in the SE 1/4 of Section 16 and
approved by the Plan Commission on May 7, 1996, under
Resolution #P.C. 78-96, and
WHEREAS, The property is zoned RS-1, Suburban Residence,
and
WHEREAS, The RS-1 District requires a minimum lot size of
30,000 square feet and a minimum average width of 120' and said
lots appear to meet the District's area requirements and are
within 10% of the District's width requirement.
THEREFORE BE IT RESOLVED, That the Plan Commission approve
the Certified Survey Map for a four (4) lot land division in
the SE 1/4 of Section 16 of the Fenger Property.
BE IT FURTHER RESOLVED, That the Plan Commission recommends
discrepancies as identified by the City Planning Department and
approval to the Common Council subject to approval of technical
City Engineers, and payment of all applicable fees in Section
18.14(3) of the Land Division Ordinance.
BE IT FURTHER RESOLVED, That a DXF or COG0 file of this CSM
be submitted to the City prior to City signatures being placed
upon the CSM (3-1/2" diskette).
BE IT FURTHER RESOLVED, That a note be placed on CSM to
permits will be issued until drainage plans are submitted and
state that soil boring tests have not been taken. No building
that parcel 1 cannot be further divided.
