PCR1997005AMENDED RESOLUTION #P.C. 05-97 APPROVAL OF A CERTIFIED SURVEY MAP CREATING A TWO (2) LOT LAND DIVISION FOR EARL D. MEINEN AT THE PROPERTY LOCATED IN THE THE NE 1/4 OF SECTION 26 (TAX KEY NO. 2261.998) two (2) lot land division in the NE 1/4 of Section 26 and approved by the Plan Commission on November 19, 1996, under Resolution #P.C. 223-96, and WHEREAS, A Sketch was submitted on October 31, 1996, for a WHEREAS, The property is zoned RS-2, Suburban Res idence, and WHEREAS, The RS-2 District requires a minimum lot size of 20,000 square feet and a minimum average width of 110' and said and is within 10% of the required square footage if the lots appear to meet the District requirements in terms of width ultimate right-of-way of Ryan Road is reduced from 80 feet to 60 feet, and WHEREAS, A proposal to amend the Year 2010 Arterial Street and Highway System Plan to reduce the ultimate right-of-way of Ryan Road west of Boxhorn Drive to 66 feet was introduced to the Plan Commission under Resolution #P.C. 04-97. THEREFORE BE IT RESOLVED, That the Plan Commission approve the Certified Survey Map for a two (2) lot land division in the NE 1/4 of Section 26 of the Meinen Property. approval to the Common CounEiitsubject to approval of the amendment to the Year 2010 Arterial Street and Highway System Plan and the resolution of technical discrepancies as identified by the City Planning Department and City Engineers, and payment of all applicable fees in Section 18.14(3) of the Land Division Ordinance. BE IT FURTHER RESOLVED, That the Plan Commission recommends BE IT FURTHER RESOLVED, That a DXF or COG0 file of this CSM be submitted to the City prior to City signatures being placed upon the CSM (3-1/2" diskette).
