APPROVAL OF A CERTIFIED SURVEY MAP CREATING
RESOLUTION #P.C. 227-96
AT THE PROPERTY LOCATED IN THE THE NW 1/4 OF SECTION 21
A TWO (2) LOT LAND DIVISION FOR LAWRENCE STEFANIAK
(TAX KEY NO. 2241.999)
WHEREAS, A Sketch was submitted on June 21, 1996, for a two
(2) lot land division in the NW 1/4 of Section 21 and approved
by the Plan Commission on July 2, 1996, under Resolution #P.C.
130-96, and
is required to be rezoned to RS-1, 30,000 square foot single
family Suburban Residence District per Resolution #P.C. 130-96,
and
WHEREAS, The property is zoned EA Exclusive Agricultural and
30,000 square feet and a minimum average width of 120' and said
lots appear to meet the District requirements.
WHEREAS, The RS-1 District requires a minimum lot size of
THEREFORE BE IT- RESOLVED,--That the Plan Commission.. approve -.
the Certified Survey Map for a two (2) lot land division in the
NW 1/4 of Section 21 of the Stefaniak Property (subject to
rezoning of the property to an RS-1 District), with note to be
placed on the face of the CSM stating, "grading and drainage
plans required prior to issuance of building permits",
setbacks to be illustrated and rezoning required (with a 60 day
extension of approval time for the CSM).
BE IT FURTHER RESOLVED, That the Plan Commission recommends
approval to the Common Council subject to resolution of
Department and City Engineers, and payment of all applicable
technical discrepancies as identified by the City Planning
fees in Section 18.14(3) of the Land Division Ordinance.
BE IT FURTHER RESOLVED, That a DXF or COG0 file of this CSM
be submitted to the City prior to City signatures being placed
upon the CSM (3-1/2" diskette).
