PCR1996223AMENDED RESOLUTION #P,C. 223-96 APPROVAL OF A SKETCH CREATING A TWO (2) LOT LAND DIVISION FOR BUTCH MEINEN AT THE PROPERTY LOCATED IN THE NE 1/4 OF SECTION 26 (TAX KEY NO. 2261.998) two (2) lot land division in the NE 1/4 of Section 26 for the property of Butch Meinen, and WHEREAS, A Sketch was submitted on October 31, 1996, for a WHEREAS, The subject property is zoned RS-2, 20,000 square foot Suburban Residence District which requires a minimum lot size of 20,000 square feet and a minimum average width of 110 feet, and WHEREAS, The current configuration of said lot does not meet said restrictions, and WHEREAS, The proposed land division would meet the zoning district regulations of an RS-3, 15,000 square foot Suburban Residence District, and - THEREFORE BE IT RESOLVED, That the Plan Commission approve of a Certified Survey Map being submitted creating a two lot land division in the NE 1/4 of Section 26 of the Meinen a7 property * BE IT FURTHER RESOLVED, That the property be rezoned RS-3, 15,000 square foot Suburban Residence District. the delineation of any wetland and floodplain areas and the submittal and approval of grading plan by the Public Works Committee. Wetlands to be delineated by the Army Corpsl DNR or SEWRPC. Floodplain to be located by surveyor. BE IT FURTHER RESOLVED, That this approval is subject to BE IT FURTHER RESOLVED, That the arterial street and highway system plan width of Ryan Road be changed from 80 to 60 feet .
