APPROVAL OF A SKETCH CREATING A TWO (2) LOT LAND DIVISION
FOR LARRY STEFANIAK AT THE PROPERTY LOCATED AT SOUTHEAST
CORNER OF WOODS AND RACINE AVENUE IN THE NW 1/4 OF SECTION 21
(TAX KEY NO. 2241.999)
WHEREAS, A Sketch was submitted on October 28, 1996, for a
two (2) lot land division in the NW 1/4 of Section 21 for the
property of Larry Stefaniak, and
WHEREAS, The subject property is zoned B-1, Neighborhood
Convenience District which requires a minimum lot size of
30,000 square feet and a minimum average width of 150 feet, and
WHEREAS, The current configuration of said lot appears to
meet said restrictions, and
WHEREAS, The remaining property is zoned as Exclusive
Agriculture and will remain in conformance with all minimum
requirements, and
WHEREAS, The parcel will have access from Woods Road.
THEREFORE BE IT RESOLVED, That the Plan Commission approve
of a Certified Survey Map being submitted creating a land
division in the NW 1/4 of Section 21 of the Stefaniak property
subject to the delineation of any wetland and floodplain areas
and the submittal and approval of grading plan by the Public
Works Committee. Wetlands to be delineated by the Army Corps,
DNR or SEWRPC. Floodplain to be located by surveyor.
