PCR1996216APPROVAL OF A SKETCH CREATING A TWO (2) LOT LAND DIVISION RESOLUTION #P.C. 216-96 W200 S8609 WOODS ROAD IN THE SW 1/4 OF SECTION 17 FOR DAVE LEIKAM AT THE PROPERTY LOCATED AT (TAX KEY NO. 2227.989) WHEREAS, A Sketch was submitted on October 28, 1996, for a two (2) lot land division of the Moody property located in the SW 1/4 of Section 17 for Dave Leikam, and WHEREAS, The property is zoned as a non-sewered Agricultural District, which requires a minimum lot size of 120,000 square feet and a minimum average width of 300 feet and the current configuration of the proposed lot does not meet said restrictions, and WHEREAS, The properties to the north and east are zoned RS-2, Suburban Residence which requires 40,000 square foot lot with a 220 average minimum width for non-sewered lots, and would bring the lot into conformance, and WHEREAS, Rezoning of the lot to RS-2, Suburban Residence WHEREAS, The main lot would be loosing direct access onto Woods Road, but is proposed to be granted an access easement. of a Certified Survey Map being submitted creating a land division in the SW 1/4 of Section 17 of the property subject to a petition being submitted by the petitioner for rezoning of the property. THEREFORE BE IT RESOLVED, That the Plan Commission approve BE IT FURTHER RESOLVED, That any wetland and floodplain areas must be delineated and a grading plan must be submitted and approved by the Public Works Committee. Wetlands to be delineated by the Army Corps, DNR or SEWRPC. Floodplain to be located by surveyor.
