A TWO (2) LOT LAND DIVISIONFOR EDWARD HUCKSTORF FOR THE
APPROVAL OF A CERTIFIED SURVEY MAP CREATING
PROPERTY LOCATED IN THE NW 1/4 OF SECTION 33
(TAX KEY NO. 2292.995)
WHEREAS, A Sketch was submitted on August 15, 1996, for a
two (2) lot land division in the NW 1/4 of Section 33 and
approved by the Plan Commission on September 3, 1996 under
Resolution #P.C. 178-96, and
WHEREAS, The property is zoned Exclusive Agricultural which
width of 1,275', and
requires a minimum lot size of 35 Acres and a minimum average
WHEREAS, The said configuration would not meet size and
width restrictions for an EA District, and
land division sketch subject to the rezoning of said lots
meeting the minimum average width requirement of an
Agricultural District and that adequate access needs to be
provided. Future development of lot requires right-of-way.
WHEREAS, The Plan Commission approve of the two (2) lot
THEREFORE BE IT RESOLVED, That the Plan Commission approve
NW 1/4 of Section 33 of the Huckstorf Property subject to
the Certified Survey Map for a two (2) lot land division in the
rezoning of the property to an Agricultural District.
BE IT FURTHER RESOLVED, That the Plan Commission recommends
approval to the Common Council subject to resolution of
technical discrepancies as identified by the City Planning
Department and City Engineers, and payment of all applicable
fees in Section 18.14(3) of the Land Division Ordinance.
BE IT FURTHER RESOLVED, That a DXF or COG0 file of this CSM
be submitted to the City prior to City signatures being placed
upon the CSM (3-1/2" diskette).
stating that further divisions shall require the dedication of
a full 60 foot right-of-way to Loomis Drive and construction of
a street.
BE IT FURTHER RESOLVED, That notes needed on Lots 1 and 2
