PCR1996144RESOLUTION P.C. 144-96 AMENDED APPROVAL OF BUILDING, SITE AND OPERATION PLAN FOR E.M. CORPORATION BY HAAG DESIGN ASSOCIATES, INC. FOR THE PROPERTY LOCATED AT PARCEL 4 ON APOLLO DRIVE WHEREAS, A Building, Site and Operation plan was submitted on July 5, 1996 by HAAG Design Associates, for the proposed E.M Corporation located on Parcel 4, Apollo Drive in the Muskego Industrial Park, and WHEREAS, The proposed building will house three tenants in addition to 8 individually rented storage garages for trucks, the 3 tenants will each have vehicle service bays so as to service trucks and/or tour buses, and the 3 tenants will also be provided with office space for their respective individual operations, and WHEREAS, The plans indicate a 15,780 square foot building with tenant space 1 including 4,500 square feet, tenant space two including 2,300 square feet, 4,300 square feet of truck storage, and the primary tenant including 4,100 square feet, and WHEREAS, The building facade indicates a 32' structure with 4' concrete base and 12' of metal paneling which extends in a 120' square, and along with a seven foot berm placed along the view of the truck WHEREAS, The landscape plan indicates a landscaped entry storage area, low shrubbery is shown along the perimeter of the building, and a earth berm is shown along the southeast corner, and WHEREAS, Signage for all three tenants is proposed to be on a 5 foot monument sign placed at the entry way along the property line, and WHEREAS, The proposed building will be utilizing city sanitary sewer and water and storm water will be drained to the wetland area to the south of the site, and WHEREAS, Vehicle and fire access will be provided off of Apollo Drive via a cross easement over the adjacent parcel 3, both parcels 3 and 4 are under the same ownership at this time, and WHEREAS, The City of Muskego requires that all developments provide an adequately screened area for a dumpster and recycling bin for each building and this development appears it will have those facilities, and THEREFORE BE IT RESOLVED, That the Plan Commission approve the Building, Site, and Operation plan dated (received) July 5, Resolution #P.C. 144-96 Page 2 0 1996 and that said plan be kept on file in the Building Department. BE IT FURTHER RESOLVED, That all aspects of this site building and operation plan as they relate to the building, parking and drive areas, landscaped areas, signage and detention areas shall be maintained in perpetuity unless otherwise authorized by the Plan Commission.
