APPROVAL OF A SKETCH CREATING A TWO (2) LOT LAND DIVISION
IN THE NE '/4 OF SECTION 16 OF THE HOLZ PROPERTY

RESOLUTION #P.C. 142-96
WHEREAS, A sketch was submitted by Lana Arrowood on July 2, 1996, for a land
division in the NE '/4 of Section 16, and
WHEREAS, The property is zoned Lowland which requires a minimum lot size of 60,000
square feet and an average minimum width of 150 feet if served by sanitary sewer and said lots
will be a minimum of two (2) acres in size keeping with private access requirements, and
WHEREAS, If these lots are serviced by sewer, minimum lot size and average minimum
width may be reduced by one-half, in which case said lots would appear to meet the sewered
service restrictions, and
WHEEAS, The proposed lots appear to have wetlands, a potential navigable stream and
are affected by the Dam Failure Line (floodplain), and
WHEREAS, No road and sewer access to these parcels have yet to be indicated.
THEREFORE BE IT RESOLVED, That the Plan Commission approve to a Certified
Survey Map being submitted creating a land division in the NE '/4 of Section 16 of the Holtz
property subject to the delineation of wetland and dam failure line and the submittal and approval
of grading plan by the Public Works Committee. Wetlands to be delineated by the Army Corps,
DNR or SEWRPC. Floodplain and or Dam Failure line to be located by surveyor. Stream
navigability to be determined by City Staff or if necessary, the DNR.
THEREFORE BE IT RESOLVED, That the right-of-way needs to be vacated as part of
the process. One residential access will be eliminated.
