APPROVAL OF SKETCH PRELIMINARY PLAT SUBMITTED BY
METROPOLITAN ENGINEERING FOR WAYNE SALENTINE AND RENO BERG
FOR LANDS IN PARK ESTATES (PASADENA DRIVE EXTENSION) BEING
A PART OF THE SE 1/4 OF THE NE 1/4 AND THE NE 1/4 OF THE
SE 1/4 OF SECTION 18
WHEREAS, A sketch Preliminary Plat was submitted on June 24,
1996, to divide property in the SE 1/4 of the NE 1/4 and the NE
1/4 of the SE 1/4 of Section 18 into lots proposed, and
WHEREAS, The sketch illustrates the creation of 21 potential
to 39 units could be created, and
lots having 32 units while density calculations indicate that up
WHEREAS, It is proposed to develop five duplex lots on the
property zoned RS-2 and 22 single family lots on the RS-1 zoned
property, and
presence of intermittent streams which may require DNR review
for a determination of navigability, and
WHEREAS, Topographic information submitted indicates the
WHEREAS, Due to decreased lot widths and square footages on
various proposed and existing parcels an OPD designation is
requested in both the RS-2 and RS-1 zoning districts, and
WHEREAS, The sketch submitted implies a unified storm
detention facility for the entire project area.
THEREFORE BE IT RESOLVED, That the Plan Commission approve
the Sketch Preliminary Plat to divide property in the SE 1/4 of
the NE 1/4 and the NE 1/4 of the SE 1/4 of Section 18 subject to
width and square footage, rezoning of involved lands prior to
resolution of questions of stream navigability, decreased lot
submittal of a preliminary plat.
BE IT FURTHER RESOLVED, That a unified storm detention
facility be provided and that curvilinear alignment be
introduced for Pasadena Drive to help control vehicle speeds
within the proposed Park Estates.
BE IT FURTHER RESOLVED, That a bike path be built
connecting to the County Park.
