PCR1996097APPROVAL OF A SKETCH CREATING A FOUR LOT LAND DIVISION RESOLUTION #P.C. 97-96 FOR RICHARD BENNETTE AT THE PROPERTY LOCATED IN THE NE 1/4 OF SECTION 23 AND SE 1/4 OF SECTION 24 (TAX KEY NO. 2254.998) WHEREAS, A Sketch was submitted on May 7, 1996, for a four (4) lot land division in the NE 1/4 of Section 23 and SE 1/4 of Section 24 by Richard Bennette, and RS-Z/OLS/OLR and RS-2/0LR, 20,000 square foot single family Suburban Residence District in a Lake Shore and Lake Recreation District once sewer service is completed, and WHEREAS, The parcels are proposed to be rezoned takes precedence over the other two (2) zoning districts, and WHEREAS, The Lake Shore Recreation District maintains the WHEREAS, The underlying OLR, Lake Shore Recreation District width, and RS-2 zoning standards in terms of area and average minimum WHEREAS, The RS-2 zoning district requires a minimum 20,000 square foot lot with an average minimum width of 110 feet, and WHEREAS, All four (4) parcels appear to meet these requirements, and WHEREAS, A Lake Shore Recreation District doubles the offset zoning requirements of the RS-2 District, requiring zoning offsets of 30 feet and 40 feet, and the proposed division lines in terms of the offset requirements.
