APPROVAL OF CERTIFIED SURVEY MAP CREATING THREE LOTS
RESOLUTION #P.C. 96-96
OF THE WERNETTE PROPERTY LOCATED IN
THE SE 1/4 OF SECTION 11
1996, to create a three (3) lot land divisions located in the SE
1/4 of Section 11, and
WHEREAS, A Certified Survey Map was submitted on May 7,
WHEREAS, The Plan Commission on March 21, 1995, approved a
sketch for a three (3) lot land division through Resolution
#P.C. 39-95, and
lot size of 20,000 sq. ft. and a minimum average width of 110'
and said lots appear to meet these conditions, and
WHEREAS, The property is zoned RS-2 which requires a minimum
WHEREAS, One of the conditions placed on the sketch
resolution was to have all wetlands and flood plain delineated,
and
WHEREAS, Wetlands are are shown on the survey but not the
100 year flood elevation, and
WHEREAS, No access restriction appears on Parcel 1, and
WHEREAS, No grading and drainage plan has been provided.
THEREFORE BE IT RESOLVED, That the Plan Commission approve
the Certified Survey Map for a three (3) lot land division in
the SE 1/4 of Section 11 of the Wernette Property and recommend
approval to the Common Council subject to resolution of
technical discrepancies as identified by the City Engineers,
City Staff and the Plan Commission and payment of all applicable
fees in Section 18.14(3) of the Land Division Ordinance.
BE IT FURTHER RESOLVED, That the following are conditions of
this approval:
1. A note on Parcel 1 stating that not access to Bluhm
Drive is permitted.
2. Illustration of the 100 year flood plain and the two
foot above line on the CSM.
among other things, the buildable areas, their sizes, and
3. Submittal of a grading a drainage plan illustrating,
proposed first floor elevations.
4. Verification that sanitary sewer service is available
for these parcels.
