PCR19960950 0 a APPROVAL OF A TWO LOT LAND DIVISION SKETCH BY DON TRAPMAN FOR THE PROPERTY LOCATED IN RESOLUTION #P.C. 95-96 THE SE 1/4 OF SECTION 23 (TAX KEY NO. 2252.932) WHEREAS, A Sketch was submitted on May 1, 1996, for a three (3) lot land division in the SE 1/4 of Section 23, and WHEREAS, The parcels are proposed to be rezoned RS-2, 20,000 square foot single family Suburban Residence District once sewer service is completed, and lot size of 20,000 sq. ft. and a minimum average width of 110' WHEREAS, RS-2 zoning district regulations require a minimum and proposed parcels 1 and 2 appear to meet these requirements, but parcel three does not in terms of area, and WHEREAS, Proposed parcel 3 is within the 10% of the ordinance requirements for square footage, and be no less than a minimum of 100 feet; a standard to which WHEREAS, The Land Division Ordinance requires that lot depth parcel 3 is not in compliance with as it has an average depth of 00.5 feet. of a two (2) lot land division sketch for the property located THEREFORE BE IT RESOLVED, That the Plan Commission approve in the SE 1/4 of Section 23 with both parcels to be created having orientation in a north-south trend and having an average depth of 266 feet.
