PCR1996078AMENDED RESOLUTION #P.C. 78-96 APPROVAL OF A SKETCH CREATING A FOUR (4) LOT LAND DIVISION FOR EDWARD FENGER AT THE PROPERTY LOCATED THE SE 1/4 OF SECTION 16 (TAX KEY 2224.994.001 and 2224.994.002) WHEREAS, A Sketch was submitted on April 22, 1996, for a four (4) lot land division in the SE 1/4 of Section 16, and WHEREAS, The parcels are zoned RS-1, 30,000 square foot Single Family Suburban Residence District, and WHEREAS, RS-1 zoning district regulations require a minimum lot size of 30,000 sq. ft. and a minimum average width of 120' width restrictions and the other two (2) do not meet the average and two (2) lots appear to meet the size and minimum average minimum width requirements, and WHEREAS, Through lot line adjustments all lots could be within 10% of the required minimum average lot width, and WHEREAS, Sanitary sewer and municipal water will be available to these parcels. THEREFORE BE IT RESOLVED, That the Plan Commission approve of the sketch submitted creating a four (4) lot land division with an increased minimum average width for Parcels 2 and 3 in the SE 1/4 of Section 16 of the Fenger property. BE IT FURTHER RESOLVED, That Parcel 1 be deed restricted to allow no further division. BE IT FURTHER RESOLVED, That all wetlands be delineated.
